Pull the parcel's actual taxing entities on TAD.org or dentoncad.com. Special districts are subdivision-specific, not city-wide: two houses a street apart can differ by $4,000/yr. The spread between areas equals roughly $55-70k of purchasing power at current rates.

- Keller ISD: TEA rating B. Enrollment down 4,000+ since 2020; the district-split plan was dropped in May 2025, and three intermediate schools close after 2026-27.
- Northwest ISD: TEA rating B. Fastest-growing district in North Texas; new schools open 2026-27, a fourth high school in 2027. Expect boundary changes in fast-growth pockets.
- Argyle ISD: TEA rating A (92). Reachable in budget via Retreat at Harvest and select Pecan Square / Roanoke-area homes.
- Eagle Mountain-Saginaw ISD: serves Talon Hills / 76179 / west-76131; the largest homes per dollar in this search sit here.
- Market: DFW leans buyer-friendly (~5 months of new-home supply; builders stacking incentives), while Keller-ISD pockets stay tight. Several verified listings have sat 80+ days, so those sellers are negotiable; fresh listings move in days.
